Below are some potential water heater problems you might encounter:
TPR Valve
TPR valves are found on storage type units that have a tank.
Common names are: T&P valve, Relief Valve, or Pop-off valve. If the water heater reaches unsafe temperature or pressure levels the TPR valve (Temperature Pressure Relief) acts as a safety device that releases this pressure or unsafe temperature.
On top of the tank you will find the TPR valve, but occasionally can be found on the side.
If you believe you are having any problems with your TPR valve contact Ben Franklin Plumbing of Utah.
Anode
Water heater tanks are proned to rust and corrosion, the anode is in the tank to help prevent just that. The anode is a metal rod made up of either magnesium or aluminum. Instead of eating away the metal tank the Electrolysis eat away at the anode. Corrosion begins once this anode is gone. You should replace your water heater once the anode is gone.
You can find the anode at the top of the tank. You can replace just anode if caught early. Softeners are known to speed up the wearing out process.
If you have a rotten egg odor coming from your water heater it is caused by bacteria that reacted with the anode magnesium rod. Try trading your magnesium rod with aluminum which can eliminate your odor problems.
If you are not confident in replacing your anode yourself call the professionals at Ben Franklin Plumbing of Utah.
Dip Tube
If you are experiencing luke warm temperatures or run out of cold water very quickly you might have a problem with your tanks dip tube. The narrow long tube that directs cold and hot water is called a Dip Tube.
Call Ben Franklin Plumbing of Utah if you are experiencing any of these problems.
Thermostat
The thermostat controls the temperature of the water. When pre-set temperatures are not met the thermostat will automatically turn on. Once temperature is met then the burner will shut off.
If you are not experienced in setting a pilot light please call Ben Franklin Plumbing of Utah.
Drain Valve
Utah is known for its high mineral content, and because of that yyou should drain the valve every six months. This will help prevent sediment build up.
The Drain valve allows the tank to be drained. Stay away from plastic valves, which can easily break off. Only use metal ball valves.
